The inspector is not a fraud investigator and this standard does not require the inspector to look for defects deliberately concealed in the property in question. The test report complements the information provided by the seller. The client should understand that an inspection conducted in accordance with this standard relates only to observations made and examinations performed. Therefore, this standard does not deal with issues such as commercial enterprises on the land concerned, loads, neighborhood conditions, etc. 5. In the jurisdiction where the inspection takes place, the INSPECTOR does not perform engineering, architectural, sanitation or other work functions requiring a professional license, unless the inspector has a valid professional license, in which case he/she can inform the client: that he/she is authorized and is therefore qualified to go beyond this basic commercial inspection. and carry out, for an additional fee, additional inspections going beyond the inspections carried out as part of the basic commercial inspection of buildings. Failure to comply with the aforementioned conditions relieves INSPECTOR and its representatives of any obligation or liability of any kind whatsoever. In addition, the CLIENT undertakes to grant the INSPECTOR, at the request of the INSPECTOR, adequate access to the premises in the event of a dispute between the INSPECTOR and an advisor or a third party resulting from the INSPECTION OF THE INSPECTOR. This standard is designed as a basis from which the inspector and the client can develop and agree on a workload that may differ from this standard, depending on the budget, time constraints, purpose of the inspection, age of the property concerned and the client`s risk tolerance.

The level of vigilance should be set where the cost of acquiring information about the property in question in terms of time and money is not likely to exceed the value of that information. Therefore, an inspection carried out in accordance with this standard is not technically exhaustive. As part of this Agreement and as part of this basic commercial inspection, the INSPECTOR and the CUSTOMER agree that the following will be inspected in accordance with the limits stated:__
